Whether you're studying abroad or moving to a Spanish-speaking country, renting an apartment requires specific vocabulary. This lesson covers the entire process — from searching online to signing a lease.

Regional note: Piso is used in Spain, departamento in Mexico and much of Latin America, apartamento everywhere.

Searching for a Place

Online Listings — Common Terms

• Se alquila — For rent
• 2 habitaciones, 1 baño — 2 bedrooms, 1 bathroom
• 80 m² — 80 square meters
• gastos incluidos — utilities included
• céntrico — centrally located
• luminoso — bright / well-lit
• exterior / interior — facing the street / facing the courtyard
• planta baja — ground floor
• ascensor — elevator
• calefacción / aire acondicionado — heating / air conditioning
• se admiten mascotas — pets allowed
• no se admiten mascotas — no pets

Contacting the Landlord

• Buenos días. Llamo por el anuncio del piso en alquiler. — Hello. I'm calling about the apartment for rent.
• ¿Sigue disponible? — Is it still available?
• ¿Cuánto es el alquiler mensual? — How much is the monthly rent?
• ¿Están incluidos los gastos? — Are utilities included?
• ¿Puedo ir a verlo? — Can I come see it?
• ¿Cuándo podría visitarlo? — When could I visit it?

Viewing the Apartment

Questions to Ask

• ¿Cuántas habitaciones tiene? — How many bedrooms does it have?
• ¿El piso es amueblado? — Is the apartment furnished?
• ¿Tiene lavadora? — Does it have a washing machine?
• ¿Funciona bien la calefacción? — Does the heating work well?
• ¿Cuánto se paga de luz y agua? — How much are electricity and water?
• ¿Hay supermercados cerca? — Are there supermarkets nearby?
• ¿Es una zona tranquila? — Is it a quiet area?
• ¿Hay buena conexión de transporte? — Is there good public transport?
• ¿Se puede aparcar fácilmente? — Is it easy to park?

Describing What You Need

• Busco un piso de dos habitaciones. — I'm looking for a two-bedroom apartment.
• Mi presupuesto es de [X] al mes. — My budget is [X] per month.
• Necesito que esté cerca del centro. — I need it to be near the center.
• Prefiero un piso amueblado. — I prefer a furnished apartment.
• Somos dos personas. — There are two of us.
• Tengo un perro. ¿Es un problema? — I have a dog. Is that a problem?

Signing the Lease

• ¿Cuánto es la fianza? — How much is the security deposit?
• ¿Cuántos meses de fianza piden? — How many months' deposit do you require?
• ¿Cuál es la duración del contrato? — How long is the lease?
• ¿Puedo ver el contrato antes de firmar? — Can I see the contract before signing?
• ¿Cuándo puedo mudarme? — When can I move in?
• ¿Dónde pago el alquiler? — Where do I pay the rent?
• ¿Se paga por transferencia? — Do you pay by bank transfer?

Problems & Maintenance

• Hay una fuga de agua. — There's a water leak.
• No funciona el calentador. — The water heater doesn't work.
• Se rompió la cerradura. — The lock broke.
• Hay humedad en la pared. — There's dampness on the wall.
• El vecino hace mucho ruido. — The neighbor is very noisy.
• ¿Quién paga las reparaciones? — Who pays for repairs?
